HAUN 大崎

HAUNシリーズの第4棟です。54戸というコンパクトな規模で、限られた面積のどこに共用部の価値を集中させるかが課題でした。santasは、先の3拠点で得た知見と入居者の声をもとに、シリーズの基準を大崎の立地と規模に合わせて組み立て直しました。

課題

東急池上線「大崎広小路」駅徒歩4分、JR「五反田」駅徒歩9分と都心に近く、静かな住宅街でもある土地です。専有部14.3㎡、全54戸というコンパクトな規模で、110戸の蔵前と同じ考え方をそのまま当てはめることはできません。限られた面積の中で、どこに共用部の価値を集中させるかが問いでした。

つくり方

santasが、先の3拠点で得た運用の知見と入居者の声をもとに、シリーズの基準をガイドラインとしてまとめ、ステークホルダーと大崎の立地・規模・入居者像に合わせて組み立て直し、共用部の価値をどこに集中させるかを決めました。

空間

共用部は、mok architectsと&K architectsにより、過ごし方に合わせて選べる4つの空間で構成されています。植栽に囲まれたリビング・ダイニング、回遊できるアイランド型の造作キッチン、静かなワークスペース、曲線で切り取られた天井から空を眺められるガーデンです。専有部は家具の配置を変えられる個室で、バスタブ付きの住戸もあります。
